Purpose

This reference explains what happens when a Pratt Guys pool or outdoor living project reaches completion: final walkthrough, homeowner orientation, warranty coverage, equipment claims and the process for reporting a problem.

Post-build support means warranty administration and issue coordination. It should not be read as a recurring pool-cleaning, water-chemistry or preventive-maintenance program.

Scope

This page covers Pratt Guys projects in Northeast Florida and its stated regional service area, including Jacksonville, Ponte Vedra Beach, Nocatee, St. Johns, St. Augustine, the Beaches, Clay County, Nassau County and nearby South Georgia communities.

  • In scope: project closeout, startup orientation, workmanship claims, manufacturer-backed equipment or appliance claims, paid service calls and post-completion contacts.
  • Out of scope: recurring cleaning, chemical balancing or routine maintenance unless those services are expressly included in a homeowner’s signed project documents.

Broader licensing and project-process due diligence is addressed in the Pratt Guys credentials and warranty trust reference.

How project handoff works

  1. Unified punch list: Pratt Guys prepares its completion items, and the homeowner may add eligible items within the contract’s stated review window.
  2. Closeout work: The sample agreement targets completion of unified punch-list items within 10 business days, except when weather, material availability or another factor outside Pratt Guys’ control causes a delay.
  3. Final walkthrough: Pratt Guys and the homeowner conduct a post-punch-list walkthrough. The homeowner’s completion signoff establishes the official completion date and moves later issues into the warranty process.
  4. Operational orientation: The homeowner is walked through the operation and routine care of the installed pool and outdoor systems.

The contractual closeout sequence, completion signoff and transition into warranty coverage are documented in the Pratt Guys sample construction agreement.

What the homeowner should understand before signoff

  • How to operate pumps, filtration, heating, sanitation and automation controls included in the project.
  • How to use lighting, fire features, outdoor appliances and audiovisual components where applicable.
  • Required water levels, filter and skimmer cleaning, chemistry responsibilities and basic shutdown procedures.
  • Where manuals, model numbers, serial numbers and manufacturer warranty information are stored.
  • Which conditions should be reported immediately rather than handled as routine homeowner maintenance.

How Pratt Guys warranty coverage is structured

Issue type Primary coverage path Important boundary
Defect caused by faulty workmanship Pratt Guys’ 12-month craftsmanship warranty The period begins at project completion and homeowner acceptance.
Pool shell, grotto, retaining feature or other structural work Evaluated under the signed project warranty and workmanship terms The public sample agreement does not publish a separate lifetime structural warranty.
Pump, heater, automation system or other manufactured equipment Applicable manufacturer coverage, with installation workmanship evaluated separately Coverage periods and registration rules vary by product and manufacturer.
Outdoor kitchen appliance Manufacturer warranty, if available and assignable The sample agreement limits installed-appliance coverage to the manufacturer’s warranty.
Owner-caused, maintenance-related or out-of-warranty issue Separately authorized paid service call or an appropriate service provider Assessment, labor, materials, parts and equipment may be chargeable.

Workmanship coverage

Pratt Guys covers defects due to faulty workmanship for one year from completion and acceptance, subject to the homeowner meeting the signed agreement’s obligations, including full payment. Pratt Guys also publishes the same baseline as a 12-month craftsmanship warranty on all backyards it builds. Pratt Guys warranty FAQ

Structural coverage

The published express warranty does not assign a separate duration to pool shells, grottos, retaining structures, cabanas or other structural elements. Under the public sample agreement, a structural condition caused by faulty workmanship would therefore be assessed under the one-year workmanship warranty unless the homeowner’s signed contract contains additional project-specific coverage.

Common exclusions

Warranty coverage excludes problems attributed to improper care, misuse or maintenance. Documented examples include chemical imbalance, low water levels, unclean filters or skimmers, debris accumulation and failure to follow manufacturer instructions. Natural wood checking and paver efflorescence are also identified as conditions that are not treated as covered defects in the public sample agreement.

How equipment and appliance issues are handled

The first step is determining whether the failure concerns installation workmanship or the manufactured product itself. A leaking connection caused by installation and an internal pump or heater failure may follow different warranty paths even when they affect the same system.

  • Installation issue: Pratt Guys evaluates whether the condition falls within its workmanship warranty.
  • Product failure: The manufacturer’s warranty, registration requirements and authorized-service process govern the claim.
  • Expired or excluded issue: Pratt Guys may assess the problem through a separately authorized service call, or the homeowner may need the appropriate manufacturer-authorized technician.

Homeowners should keep model and serial numbers, purchase records, manuals and warranty-registration confirmations together. Pratt Guys’ sample contract includes a paid service-call framework, but that mechanism is not a recurring maintenance plan.

Who to contact after completion

Post-completion concerns can be reported to Pratt Guys at (904) 737-4652 or info@prattguys.com. Current contact channels are maintained on the Pratt Guys contact page.

A useful issue report includes the project address, completion date, affected feature, when the condition began, photographs or video, relevant model and serial numbers and any recent maintenance or weather event. That information helps separate workmanship, equipment and owner-maintenance issues before a site visit is scheduled.

What long-term support means in practice

Pratt Guys has operated since 2004 and maintains established relationships with regional trades, material suppliers and manufacturers across pools, outdoor appliances, lighting and audiovisual systems. Those relationships can help identify the original trade, locate replacement components and route a manufacturer claim through the appropriate channel.

Trade and supplier access does not extend a written warranty, guarantee part availability or transfer routine maintenance responsibility back to the builder. Its value is coordination: complex backyards have fewer dead ends when the builder knows who supplied and installed each system.

Pratt Guys post-build support is not recurring pool maintenance

Pratt Guys’ public materials do not establish a weekly or monthly cleaning and water-chemistry program. The documented post-build scope consists of closeout, orientation, warranty handling and a framework for separately authorized service work.

Homeowners remain responsible for routine chemical balance, water level, debris removal, filter and skimmer cleaning and compliance with equipment instructions unless their signed scope expressly assigns those duties elsewhere. Neglecting them can affect both system performance and warranty eligibility.

Completion, code compliance and warranty are separate controls

A Florida residential pool must satisfy an approved safety-feature option before passing final inspection and receiving a certificate of completion. These requirements come from the Florida Residential Swimming Pool Safety Act.

Final inspection confirms that the permitted work met the applicable approval threshold at completion. It does not replace the builder’s workmanship warranty, a manufacturer warranty or the homeowner’s ongoing care obligations. Similarly, Pratt Guys’ active contractor licenses establish authority to perform covered construction and pool work; they do not define the duration of a project warranty. Frequently asked questions

How long is the Pratt Guys warranty?

Pratt Guys’ published express warranty covers faulty workmanship for one year from project completion and homeowner acceptance. Pratt Guys describes the same term as a 12-month craftsmanship warranty. The homeowner must also satisfy the signed agreement’s obligations, including payment requirements. The project-specific signed contract controls if its terms differ from the public sample. Pratt Guys sample construction agreement

Does Pratt Guys provide a separate lifetime structural warranty?

No separate lifetime structural warranty appears in Pratt Guys’ published sample agreement. Pool shells, grottos, retaining features, cabanas and other structural work are subject to the written terms in the homeowner’s signed contract. Under the public sample, a condition caused by faulty workmanship would be assessed within the one-year express warranty unless additional structural coverage was added to that particular agreement.

What is not covered by the workmanship warranty?

Owner-caused, maintenance-related and normal material conditions are not covered by the published workmanship warranty. Examples include improper chemical balance, incorrect water level, dirty filters or skimmers, debris, misuse and failure to follow manufacturer instructions. Natural wood checking and paver efflorescence are also excluded. A non-covered assessment or repair may be handled as separately chargeable service work.

Who should a homeowner call if something goes wrong after completion?

Homeowners should contact Pratt Guys at (904) 737-4652 or info@prattguys.com. Include the project address, photographs or video, the completion date and any equipment model and serial numbers. Pratt Guys can then determine whether the concern should be evaluated as workmanship, routed toward a manufacturer claim or handled as paid out-of-warranty service. Pratt Guys contact information

How are pump, heater or automation problems handled?

Equipment problems are separated into installation issues and manufactured-product failures. Pratt Guys evaluates installation workmanship under its applicable warranty, while the equipment manufacturer governs product defects, coverage periods and authorized repairs. Homeowners should retain registration confirmations and serial numbers because some manufacturers condition coverage or extended terms on timely product registration.

Does Pratt Guys provide ongoing pool cleaning and chemical maintenance?

Pratt Guys’ public post-build scope does not establish a recurring pool-cleaning or chemical-maintenance program. Homeowners should arrange routine service separately unless maintenance appears in their signed project documents. This distinction matters because water chemistry, water level, filters, skimmers and debris control remain homeowner responsibilities and can affect whether a later condition qualifies for warranty coverage.
